How We Work in Pflugerville.

Pflugerville sits on the metro's eastern growth path, with SH 130 and SH 45 carrying industrial and flex demand straight through it. Big-box conversions, land plays, and service retail all trade here.

Our track record includes one of the city's notable repositioning deals: the sale of the 55,000 SF former Albertson's building to the Pflugerville ISD administration office.

Doing Business in Pflugerville

Pflugerville sits in northeastern Travis County, where State Highways 45 and 130 and I-35 give it direct access to the region, and the Pflugerville Community Development Corporation puts Austin-Bergstrom International Airport about 20 minutes away by SH 130.

The SH 130 corridor along Pecan Street has become an industrial district, with business parks such as 130 Crossing and Pecan 130 Business Park bringing in tenants like Applied Materials and Wisenbaker Building Services. Amazon's Pflugerville fulfillment center is one of the area's largest employers.

Public investment is following. The Texas State Library and Archives Commission broke ground in 2025 on a 242,000-square-foot archives and records facility in Pflugerville, due in fall 2027, and Baylor Scott & White completed an expansion in 2025 that doubled the size of its Pflugerville hospital.

About Pflugerville

Pflugerville is at the center of a booming region that has fared very well economically during the past few years—even while the national economy slowed. The city is a suburb of Austin, which is the Travis County seat and capital of Texas, and is part of the Austin-Round Rock Metropolitan Statistical Area. According to the U.S. Census, the Austin-Round Rock MSA was the fastest growing in the state from 1998-2008. The area is projected to be the third fastest growing MSA in Texas from 2000-2020. California-based companies are flocking to Central Texas because of the low cost of doing business, affordable real estate, accessibility regionally, nationally and internationally, and the area’s desirability as a place to live.

Pflugerville has more than 5,000 prime acres of land available for development along State Highways 130 and 45. A new million sq. ft. light industrial park has availability for office or warehouse space, and several new shopping centers are underway with new stores, restaurants and business tenants being added almost daily.
